Timeline: Entire project, with permits completed in 4 weeks
Scope of work: Exterior Painting, Porch Restoration
Location: Basking Ridge, NJ 07920
What began as a simple exterior paint job, ended with restored front and back porches, door installation and a full exterior painting project for this Basking Ridge home.
Before we started the exterior paint job, we noticed the back porch’s rotten trim. When we removed the trim, we discovered that the entire corner section of the porch was actually collapsing.
Though the homeowner had originally planned on having the stairs and floors of the porch painted, when we pointed out the rot, she was pleased that we could also restore the porch. Our carpenters made the necessary repairs and replacements prior to any painting.
The first step in restoring this porch involved removing the existing wall and frame.
New concrete footings were installed to code (42 inches deep into the ground).
After the holes were dug the porch was reframed with pressure treated wood, and the wall was rebuilt.
As you can see in this photograph, Tyvek was applied to protect and keep the wall dry as we worked. We also put up a temporary cover due to the weather that day.
After we installed the new footings and frame, we primed and painted the entire structure. Additionally, we laid a new composite floor.
Our team at Monk’s was able to improve this home not only by replacing the damaged pieces of the porch, but by replacing them with materials that help prevent future rotting. For example, a new composite floor on the porch. Because this moisture resistant material is a great choice for places like porches, which will often be exposed to the elements.
The homeowner also purchased a brand new door to match the character of the house.
Besides installing the new door, we also finished the exterior with new red cedar shingles.
In the photograph below you see the detailed notes left by the homeowner. We want you to love the work we do so we work with every client to make sure that we get the look that you want. We are also experienced managing projects with little client involvement.
The front porch of this home was also in need of repair.
We repaired and repainted the porch steps, railings, and floorboards.
Firstly, we stripped the existing paint, and we prepared the wood for staining.
Secondly, Sikkens stain is applied to protect the wood. This is extremely important for a porch that will be exposed to the elements.
Besides the porch restoration, we helped spruce up this home by providing a complete exterior paint job, and installing new gutters.
We painted the entire exterior of the home with our reputable painting process. Firstly, we spot sanded the home.
Finally, our team applied one coat of primer and two coats of finish to complete the job.
Despite the unexpected time and cost of this larger project, the homeowner was thrilled with the results. We also think the home looks amazing!
