Condo Siding Repair Using Hardie Board in Chatham, NJ

Scope of work: New Siding, Replace Rotten Pine Trim and Exterior Painting

This condo association had been slowly trying to fight the rot on their old siding and trim piece by piece over the years. When we were originally called in to price the repairs, we were able to explain the cost benefits of handling all the carpentry in one project and they decided to take care of this building as a pilot project for their association.

Monk’s Home Improvements is uniquely suited to handle large condo repairs and renovations because we focus on residential work.  Condominiums provide challenges for many painters and carpenters because they tend to approach the project as a large commercial job and are not equipped to deal with 20-30 homeowners at once.  We have a full-time office staff that answer the phone between 7:30am and 6:00pm Monday through Friday and 9:00am to 5pm on Saturday.  If a unit owner has a concern or needs something, they can call us directly and most of the time we can take care of their needs without involving the condominium’s management team.

This condo unit was built with finger jointed pre-primed pine for trim and a particle board for siding.  Both the trim and the siding had rotted away over the years.  In the above picture you can see the different colors of paint from patch work repairs completed before we arrived.

We installed Hardie board to replace the rotten siding and we installed composite boards for the trim. Both are composite products that can get wet and not rot.

The association had previously completed some siding repairs with the Hardie board so they marked the boards for replacement before we arrived.  We were able to save most of the previous carpentry repairs.

These photos are all before we painted, so the brown boards are the old boards being replaced and the white boards are the new Azek trim boards we installed.  We have already completed the section on the far right.

You can see the old repairs and the new boards by the difference in the color on the siding.

After repairing the trim and installing new siding to replace the old rotted boards, we handled the painting of this condo unit as well.  We only use top of the line exterior products like Duration from Sherwin-Williams, Aura from Benjamin-Moore and Sikkens stains. On this project we used all Duration paint from Sherwin-Williams.

We warranty most of our exterior painting jobs for 3 years.
