Do your floors shine?  Are they stained and discolored?  Has the finish worn off?  If it is time to sand and re-finish your floors, we would love the opportunity to talk to you about your project.  Monk’s Home Improvements offers full dustless sanding and simple screening and re-coating of your hardwood floors.  We can install new hardwood floors or simply patch damaged areas if needed.  If you have carpet, we will be happy to remove it and dispose of it for you.

 

For simple screening and re-coating, the process only takes one day.  For sanding and refinishing hardwood floors, the process usually takes between 3 and 4 days. It is very common for people to paint the interior of their home at the same time they refinish the floors.  Combined with interior painting, the process is usually completed within ten days.

When we arrive

The house has wallpaper in most of the rooms and carpet throughout the house.  The goal is to update the home by removing the carpet and wallpaper, refinishing the floors and painting the interior.

Day One

Carpet and wallpaper are removed and disposed of off-site.

Day Two

We complete the sanding in one day for most of the houses we work in and apply the sealer at the end of the day.

Day Three

The floors have one coat of oil based sealer on them and are ready to be screened and re-coated.  On this job we applied the second coat of polyurethane and then spent 5 days painting the interior before applying the final coat.

Day 8

 

After 5 days of painting the interior, we have returned for the final coat of polyurethane.  People often ask us if they should paint first or do their floors first.  We prefer to paint in the middle of the floor refinishing process.  We like to handle all the messy work like removing wallpaper, heavy wall repair or any major carpentry and framing first.  Then we sand the floors and apply two coats.  Then we handle the light carpentry and  interior painting work.  We protect the floors during this stage and finally we return to apply the final coat of polyurethane.

 

Handling the job in this order means there is almost no construction mess or dust in the house at the end of the job.  The only cleaning you need to do is in your bathrooms and kitchens.  The rest of the house is covered with new paint and new polyurethane and is as clean as it will ever be.
